Curb appeal sets the stage for prospective buyers, it can be their first impressions and give them an insight of what to expect inside.  During the colder months, there is less pressure to maintain that perfect landscape.  Many plants, scrubs and grasses are dormant at this time, plus there could be snow coverage which provides a pretty white blanket of landscaping.  One added task is that you have to make sure your driveway and walkway is clear and safe for your prospective buyers.  Also gives a good first impression that it is easy to maintain in the winter.  I have a long down sloping driveway.  Before we purchased we drove by a few times and saw that the driveway was clear, clearer than the neighbors. Gave us confidence that we could handle that in the winter.

Another plus of listing in the off season is that you might need some prelisting upkeep and maintenance. Good news is that contractors and some trades people may have more flexibility in scheduling as it might be their slow season.

As many sellers wait till spring to put their homes on the market, there are less homes available and could be more of a sellers’ market.  Get your home out in front of potential buyers. There are motivated buyers who are ready to purchase now and don’t want to wait until spring or summer.  These buyers might have been waiting for an end of the year bonus or the tax return to fund their home purchase.
